An Ejari certificate is a legal document that serves as proof of your tenancy. It is mandatory for a number of essential services, including:
Activating a Dubai Electricity and Water Authority (DEWA) account.
Applying for a residential visa or sponsoring family members.
Resolving any potential disputes with your landlord at the Rent Disputes Centre (RDC).
Obtaining a commercial license (for business tenants).
Without a valid Ejari registration, your tenancy contract is not considered legally binding in Dubai.
Step-by-Step Guide to Ejari Registration
The process of registering for Ejari is straightforward and can be completed either online or in person at a service center.
1. Gather the Required Documents
Before you begin, ensure you have all the necessary documents ready. Having them prepared in advance will save you time and prevent delays.
Signed Tenancy Contract: The original, unified tenancy contract signed by both you and your landlord.
Tenant’s Emirates ID: A valid copy of your Emirates ID.
Landlord’s Emirates ID/Passport: A copy of your landlord’s Emirates ID or passport (if the landlord is an individual).
Title Deed: A copy of the property's title deed, which proves ownership.
DEWA Premise Number: The DEWA account number for the property.
Security Deposit Receipt: Proof of payment for the security deposit.
Power of Attorney (if applicable): If the landlord is represented by an agent, a valid Power of Attorney is required.
2. Choose Your Registration Method
You have two primary options for registering your Ejari:
Online Registration: This is the most convenient method. You can use the official DLD website or the Dubai REST app.
Create an account or log in with your UAE Pass.
Navigate to the "Services" section and select "RERA."
Choose "Register Ejari Contract" and fill in the application form with the details from your tenancy contract.
Upload all the required documents and pay the registration fee.
Your landlord will then receive a notification to approve the registration via the Dubai REST app. Once approved, you will receive the Ejari certificate via email.
In-Person Registration: If you prefer a face-to-face service or require assistance, you can visit one of the approved Real Estate Services Trustee Centers (also known as typing centers).
Locate the nearest center and bring all your documents.
The staff will input all your details and submit the application on your behalf.
You will pay the registration fee at the center and receive your Ejari certificate immediately upon completion.
3. Pay the Fees
The fees for Ejari registration vary slightly depending on the method you choose.
Online (Dubai REST app/DLD website): The total fee is typically around AED 160 (AED 100 for registration, plus knowledge and innovation fees).
In-Person (Trustee Centers): The total cost is higher, usually around AED 220, as it includes the service partner's fee.
Renewing Your Ejari Certificate
Ejari registration is only valid for the duration of your tenancy contract, so it must be renewed annually. The renewal process is very similar to the initial registration.
1. Gather the Required Documents for Renewal
Original and signed tenancy contract (renewed).
Tenant's and landlord's Emirates ID.
A copy of your previous Ejari certificate.
A recent DEWA bill.
2. Follow the Same Registration Process
You can renew your Ejari either online via the Dubai REST app or in person at a Trustee Center.
Log in to your account and select the "Renewal" option.
Upload your new, signed tenancy contract and the other required documents.
Pay the renewal fee, which is the same as the initial registration fee.
Your renewed Ejari certificate will be sent to you electronically once the process is complete. By keeping your Ejari registration current, you ensure that your rights as a tenant are always protected and that you have access to all the essential services required for a comfortable life in Dubai.
